JOB SUMMARY
This position is responsible for supporting the real estate service needs of multiple business units across a designated geography and portfolio. This position acts as a trusted advisor and strategic partner that leads and supports a comprehensive and holistic end-to-end occupancy experience practice for Charter Communication businesses, employees and visitors. This role leads and collaborates with others on the development and delivery of comprehensive, efficient and best-in-class real estate occupancy and operational experiences, planning strategies and solutions. It leads and supports the implementation of a best-in-class facilities management practice that delivers an optimized and efficient property operations outcome across their portfolio by following established and disciplined real estate performance management principles. This position acts as a primary real estate business relationship management resource for multiple regional business units and other internal partners to help them navigate various Corporate Services real estate service teams and processes.
MAJOR DUTIES AND RESPONSIBILITIES

  • Actively and consistently support all efforts to simplify and enhance the customer experience.
  • Develop and maintain relationships with key regional business unit leadership and facilities contacts across their assigned geography.
  • Act as a Regional liaison and leader for Corporate Services managed real estate disciplines to regional business units as well as EHS, Risk Management, Legal, Finance, Procurement and other internal service delivery partners related to real estate team services and Charter's real estate objectives.
  • Assist business units with coordination and interaction with Finance/Lease Administration, Program Management, Project Management, Portfolio Planning and Transaction Management. Work to develop and deliver consistent practices and quality customer service.
  • Act as a subject matter expert and center of excellence resources to regional business units related to best-in-class facilities operations and administration principles. Participate in the development, implementation, and monitoring of facilities management policies and procedures.
  • Lead, support and/or participate in sourcing strategies and real estate operational best practice development locally and across the entire Charter real estate portfolio.
  • Lead, guide and support regional business units and facilities management resources in their implementation and oversight of robust facilities operational strategies that focus on safety, customer experience, relevant function, reliability and cost optimization.
  • Follow a Total Cost of Occupancy methodology to achieve expected results.
  • Lead, guide and support regional business units and facilities management resources in developing and executing an effective operational services and property reinvestment strategy to ensure that properties continue to perform as intended, meet business requirements, are safe and reliable and maintain their value. Actively participate in the annual Opex and Capex budget and planning process and monitors compliance with approved operating budget.
  • Oversee an effective property site assessment practice through leading periodic property inspections in partnership with others that evaluates property condition and considers optimal maintenance and care for all building systems, structures, grounds, features, fixtures, spaces and areas within their assigned geography.
  • Partner with regional business units and facilities management partners - coordinate and collaborate with the EHS, Corporate Physical Security, Risk Management and other internal service delivery teams to support their interests and objectives related to property operations and conditions.
  • Make recommendations on typical property purchases or sales/dispositions, lease acquisitions or renewals.
  • Support or manage construction or capital projects as necessary and in collaboration with Corporate Services construction management partners. May provide leadership, advice, guidance or support to regional or corporate construction management partners and others.
  • Perform other duties as assigned.


REQUIRED QUALIFICATIONS

  • General understanding of building construction with ability to read and interpret blueprints
  • Ensure work related responsibilities are completed accurately and in a timely manner

  • Must have valid Driver's License with satisfactory driving record


Required Education

  • Bachelor's Degree or relevant work experience of 10 years or more in commercial facilities/property management


Required Related Work Experience and Number of Years

  • Commercial real estate facilities, property management or similar experience - 10+
  • Moderately complex real estate portfolio experience - retail, office and mixed-use properties - 7+
  • Management/Supervisory experience - 5+


PREFERRED QUALIFICATIONS
Preferred Education

  • Property management designation such as RPA or CPM or equivalent desired


WORKING CONDITIONS

  • Mostly office environment with some time spent in the field outside of properties
  • Frequently daily travel to properties within market area - 50% or more
  • Potential overnight, multi-night travel to offices in market areas/out-of-town
  • Must be available to respond to calls outside of normal business hours
