Based in Texas, or Florida the Transactions Marketing & SEM Lead you will collaborate with the marketing team, onsite teams, and regional leadership to create customized targeted marketing strategies and brand development across digital, print, and local channels for properties within your assigned portfolio. You will partner with internal and external groups to implement a strategic marketing plan that aligns with community and portfolio goals. 

As a Transactions Marketing & SEM Lead your role encompasses the successful onboarding and launch of all new deals. Additionally, you'll lead and oversee the planning, implementation, and execution of various paid media marketing products, spanning search, display, geofencing, and social media advertising.

Your role encompasses the crucial task of overseeing the completion of transaction workbooks (comprising 30-60-90-day task lists) and ensuring a seamless transition to the Operation Team. Effective collaboration with our operations team, with a particular emphasis on RVPs, RMs, and PMs, will be essential during the onboarding and transaction-handoff processes. Consequently, your role demands the cultivation and strengthening of these relationships to enhance the efficiency and effectiveness of your responsibilities.

You will serve as the primary point of contact for managing SEM vendors, responsible for overseeing the development and delivery of all paid efforts, excluding SEO. Key aspects of your role involve defining campaign objectives, standardizing setup and reporting processes, and continuously enhancing our operational efficiency and cost-effectiveness. Collaboration with our vendors will be essential to fine-tune our campaigns and strategies, maximizing results and aligning with our marketing objectives.

In this role, your proficiency in data analytics and reporting will be vital for evaluating key performance indicators and metrics tied to paid efforts -  such as impressions, clicks, click-through rates, cost-per-click, and overall ROI; using attribution data, to establish cost per lead and cost per lease metrics to make decisions related to marketing strategies.

What you'll do:

  • Marketing Transactions (First 90 Days -Onboarding and Offboarding) 
  • SEM: Responsible for tracking the success of marketing campaigns and reporting on key metrics as well as making recommendations to PMs and RMs by monitoring the effectiveness of marketing efforts
  • DD marketing digital analysis: Conduct digital marketing analysis to support business development efforts for portfolio growth
  • Provide support to onsite teams with day-to-day marketing needs
  • What you bring:
  • 2-4 years experience in marketing and brand development
  • Strong preference for marketing experience in the multifamily property management industry
  • Demonstrated methods to self-develop capabilities using industry trends and tools 
  • Bachelor’s degree from 4-year accredited university required.
  • Experience with Adobe Suite (Photoshop + Indesign), Canva, Social Media, SEMRush and Looker
