Job Description

Your Team

The Development Coordinator is a critical position within the Land Team. They are responsible for a broad variety of tasks including, but not limited to contract administration, construction administration, coordinating with the City and utility companies along with coordinating with other internal Brookfield departments.  The top priority is keeping all parties accountable. 

Your Key Deliverables

Project Administration

  • Understand required documents for projects to include contracts, NTPs, permits, inspection results, and acceptance

  • Maintain (update and archive) required documents for each project; coordinate with consultants and land team members to keep accurate

  • Assist in all aspects of the Final Platting process and related documentation through recording, segregation, and addressing

  • Assist managers, directors, and VPs with project trackers

  • Attend consultant meetings as requested

  • Continue to organize files in Land folder on the server

External Customer Coordination

  • Establish populate, and communicate data rooms for land sales, lot substantial completion, and visitor inquiries

  • Assist managers, directors, and VPs with presentations

  • Assist in the acquisition and/or relinquishment of any new assets or easements as required

  • Assist in the preparation of consultant contracts

  • Assist PMs in tracking contract timelines for important dates (i.e. substantial completion, deposits, fees, etc)

Financial Reporting

  • Understand LandDev software be available to troubleshoot and correct problems on payday; analyze budgets

  • Create invoices for fees assessed to others

  • Participate in the procurement, acceptance, monitoring, and release of all project bonds

  • Maintain bond tracker; consistently review it and make sure land team is on schedule; reconcile quarterly with accounting’s bond list

  • Collect and sort MUD required documents

  • Assist with Bond Application Reports collection annually

Miscellaneous

  • Create and maintain contact lists for projects to include consultants, contractors, and internal team members

  • Create and maintain contact lists for external groups to include partner builder sales, marketing, land, and superintendent teams

  • Coordinate the procurement of materials and services required for internal team

Must Haves

  • Successful experience in a similar role with another company

  • Computer competent (Word, Excel, PowerPoint, Adobe Acrobat, others)

  • Ability and desire to learn new software – LandDev, Bluebeam, etc.

  • Follow-through skills and detail orientation

  • Strong Communication and interpersonal skills

  • Be willing to learn the project nomenclature and be an expert at it

  • Ability to work with limited or no supervision

  • Customer service orientation

  • Organization and planning skills

  • Ability to deal with pressure and adversity in a multi-tasking environment

  • May require travel to various project sites and other off-site locations

  • Sitting for long periods of time in front of a computer

Nice to Haves

  • Two years’ experience in homebuilding/land development industry
