When real estate price tags in downtown Austin began to rise, people and businesses began to head to North Austin in search of more wallet-friendly options.
Now, even that area is beginning to saturate, and people are looking toward the southwestern portion of the city. Though amenities within walking distance are fewer to come by, this area of town leaves a lot of room for brand new office buildings with gorgeous views. Business parks have popped up along South Mopac, Bee Caves and 71/290, making a relatively easy commute for those who live south of the river.
"The Southwest Austin area has some lower density regulations that spread out development across a greater area meaning lots of green space and scenic office campus style facilities," said Justin Bayne, co-founder of commercial real estate agency SkylesBayne. "There’s plenty of wonderful communities in the area so the demand for office space is still as strong as ever."
